Real Estate Law
Iza Colombia specializes in the complete legal procedure of purchase of property. We go through since finding the best property for you, until the complete process that purchasing a property faces.
For real estate procedures, our services cover the following:
- Investment forms: Which happens every time you transfer an amount of money from another country to Colombia. I will take care of register the investment in Central Bank once the brokerage account is opened.
- POA: This is to legal represent you with any legal assistance or issue with different entities or process, without necessity of your presence.
- Study of titles: The study of titles is required to protect you. It’s a deep study of the chain of titles involved and to check the real owner of the property, detect any issue, mortgages, encumbrances or liens and give you a green light to proceed and buy the property.
- Promise of Contract/purchase Agreement: This is the initial private contract where states the agreements between parties. Will be signed once both parts agree in all the clauses.
- Purchase deed: This is the public act and where the purchase of the property is perfected and the title of the property is transferred under your name.
- Registry: This is the final step where you can guarantee the property is now yours and duly registered, the respective office will return the deed with the certificates accrediting you as the owner.
Corporate Law
Iza Colombia legal assists and helps big companies and pymes. We constitute new companies and take care of the legal assistance the company requires; we take care of:
- Work Contracts: Plenty of companies don’t understand how delicate is the Labor Law in Colombia. The risk is extremely high if the employees don’t count with a contract. We take care of the complete legal assistance, handling all types of contracts.
- Employee Liquidations: Even if it’s just to change the type of contract with an employee, a labor liquidation must take place at the right moment.

Foreign Investment
Iza Colombia handles the complete procedure of foreign investments in Colombia. We control the initial process of transferring funds from outside of Colombia and correctly register the investment in Central Bank. Clue procedure to invest in Colombia is filling correctly the forms, in which case we will legally represent considering your needs.
In which cases, you need to register the transfer of funds in Colombia?
It is recommendable that in all the cases. Even if you are just transferring for various expenses, you must inform Central Bank, in this case you will be needing to fill the F5 form.
But most importantly, you must register the transfer of funds in Central Bank when you are at the following situations:
- Purchasing a property.
- Investing in a company.
- Investing in Portfolio.
- Investing in future shares in a company.
- LLC investments.

Visas
Iza Colombia takes charge of the formalities of all Colombian types of visas for foreign people that want to live permanently or longer than 180 days in Colombia. We have a personalized assistance until requesting the “cedula de extranjería” this service includes:

- Package to stamp Passport in Bogotá and avoid traveling.
- Legal assistance and guidance.
Do you need a visa?
By Resolution 6045 The Ministry Of Foreign Affairs organized in 3 types of visa the temporary or permanently stay of foreigners in Colombia.
Type R (Resident): It’s essentially the same Residence Visa (RE) managed before the resolution. Who wishes to enter Colombian territory and reside in it, and has plans to invest, it is require to register at Central Bank an amount of more than 650 current legal monthly minimum salaries. This visa is valid for five (5) years
The old TP Visas became either Type M or Type V visas.
Type M (Migrant): For Foreigners who wish to enter the country for longer than 180 days to:
- Study
- Work
- Retire
- Medical procedure
- Invest or Create a company
- Invest in a property
- Be a permanent colombian national’s spouse or partner, (marriage)
- Have a permanent employment in a Colombian company
This visa is valid for three (3) years.
Type V (Visitor): The new Type V visa can be granted for the following different activities:
- Tourism
- Business
- Training
- Medial consultation
- Administrative and/or judicial proceedings
- Events or conference
- Internship
- ournalistic coverage
- And more activities that doesn’t require the foreigner to stay longer than 180 days
